QUALIFICATIONS:
All of the property managers working at Residential Management Concepts, Inc. carry current, active Community Association Management licenses with the Florida Department of Business and Professional Regulation. Residential Management Concepts Inc. was incorporated in 1993. We presently manage 40 properties locations ranging from Parkland to Boynton Beach, Florida. Our company employs seven (7) licensed property managers as well as six (6) full time administrative representatives and two (2) part time administrative representatives, two (2) part time clerical support staffers, four (4) accounting personnel and twelve (12) maintenance and/or janitorial employees.
LANGUAGE:
All Residential Management employees are fluent in the English language. Several employees are also fluent in Spanish as well.
LANDSCAPE MAINTENANCE:
RMC can offer a full landscape service which consists of cutting the turf from 32 to 36 times per year, (depending on the communities needs) including edging all walkways, driveways and bed areas, chemical eradication of weeds will take place once per month, all bushes, shrubs will be trimmed 12 times per year, fertilization of the turf will be performed 4 times per year, including the annual weed and feed, fertilization of the shrubs and trees will also be performed 12 times per year. The irrigation system will be checked once per month, including cleaning around heads, checking around pump station and making all necessary adjustments to system. Repairs needed that are not the fault of the landscape crew will be billed separately at competitive rates for labor and material. The cost for the above landscape and irrigation service to be determined. If the Board would like to modify the contract to exclude any of the above or include any additional services, RMC will be happy to review the specifications and price the contract accordingly.
POOL MAINTENANCE:
RMC can offer a pool maintenance contract that will include servicing the Association’s swimming pool three times per week. Services include water testing and chemical adjustments, maintenance of proper filtration and flow, maintenance of a clean equipment room, brushing the pool sides, cleaning the coping, maintenance of health department records, vacuuming the pool and cleaning tiles. All chemicals required to be added to the pool are included, except stabilizer. If the Board would like to modify the contract to exclude any of the above or include any additional services, RMC will be happy to review the specifications and price the contract accordingly.
JANITORIAL SERVICES:
RMC can offer a complete janitorial service for your community or oversee your present vendors.
TURNOVER:
Prior to the take over date, Residential Management will contact your prior management/accounting firm to request a complete unit owners list, the most recent financial report as well as the year-end audit from 2018. Once we receive these items, the accounting department will enter the resident’s information into the computer and will review the transactions throughout the year 2018. If discrepancies are found then Jim Crotser will recreate the year 2019 from your bills and check registers with the starting number as provided in the 2018 audit. Depending on the condition of the Association’s books, this transition does not normally take very long. Normal turn around time is usually around two to three weeks. As pursuant to the contract there is normally a one-time charge of $1.00 per unit for date and account receivables setup as well as an initial one-time charge of $25.00 per hour (minimum 2 hours) for general ledger setup. As long as there are no large discrepancies from the 2018 audit to present, this charge is normally waived. With regards to the bank. Presently, we have our lock boxes and operating accounts at Center State Bank. For accounting purposes and cost effectiveness, it would be beneficial to keep all transactions in one bank. However, if the Board desires to maintain their current Bank Account, we can keep this account opened and transfer money from Center State to them to cover the payables.
